Fire Pit Usage & Guidelines
Reservations Required: The Wildie Fire Pit is for the exclusive use and enjoyment of Clubhouse Members that are 21 years of age and older. Prior to using the Fire Pit, homeowners are required to request a reservation stating the date, time and the period of usage. Reservation will be made through and approved by Centennial Management. Reservations will only be taken for Fridays, Saturdays and Sundays. Weekday reservations will be considered and require special approval by the board. No new reservations will be taken and existing reservations may be cancelled if the City of Overland Park is under a No Burn Order.
Homeowners must have buckets of water on hand to fully extinguish the fire prior to leaving.
Burn: Homeowners are permitted to burn ONLY seasoned, dry firewood.
Prohibited Material: Homeowners are NOT PERMITTED to burn: paper, cardboard, railroad ties, pallets, yard or landscape waste, brush or any material that is treated with stain, paint, creosote or any other pesticide or preservative. Research has indicated that burning such items may release harmful toxins into the air and may be harmful to breath.
THE CITY OF OVERLAND PARK RECREATIONAL FIRE RESTRICTIONS:
No permit is required to use fire pits, chimineas, or decorative flame torches at single family dwellings or duplexes in Overland Park, but there are restrictions:
- Only burn seasoned, dry firewood.
- Limit fires to three feet in diameter and two feet in height.
- Do not burn fire pits within 15 feet of a building.
- Never burn when wind speeds exceed 15 mph or during a burn ban.
- Keep a garden hose or fire extinguisher nearby and attend to the fire until it is completely extinguished.
Fire pits, campfires, bonfires, chimineas and decorative flame torches are prohibited at multi-family dwellings.
The fire department can order any recreational fire be put out if it creates or adds to a hazardous situation. If your fire is bothering a neighbor, OPFD will check to see if your smoke is offensive and can require you put out your fire.
Failure to abide by The Wilderness Clubhouse fire pit usage policy may result in loss of clubhouse privileges.
Failure to abide by The City of Overland Park burn restrictions may result in a citation for conducting an illegal burn.

Renovation Complete – Hello, Increased Desirability & Property Value!
The Wildie in 2020! Some very positive things really did happen in 2020! 2020 ushered in an interior renew, refresh and remodel project at The Wilderness Clubhouse. The amenity updates included:
Painting. It has been over 10 years and long overdue since the interior of the clubhouse was last painted. With the professional assistance of a very talented interior paint specialist, the clubhouse interior was refreshed in a beautiful modern color palette. Damaged walls and ceilings were repaired and expertly painted from ceiling to baseboard in every room by very patient and detail-oriented professionals. As a result, we now have a clubhouse interior that has been restored to like-new condition.
Theatre Room. Welcome to 2020! If you haven’t been to the theatre room lately. . . go have a look and stay a while. The old outdated projection screen and equipment has been removed and a new LARGE screen television (TV) has been installed. The Smart TV has the most popular Apps installed for entertainment and movie viewing. We are looking into adding HULU+ which will enable a wide range of channels and networks to be viewed – cable free. The Theatre Room is open to all homeowners at their leisure with the exception of a clubhouse rental in which case the tenants will have exclusive access rights to it. Friendly Reminder. There is absolutely no food or drink permitted at any time in the Theatre Room. Children under 16 must be accompanied by an adult at all times.
Business Center / Office. The room formerly known as, The Concierge Room, has been updated and repurposed. It will now serve as a business center and community information center. The updated room provides a convenient place to work or meet.
The Wildie Game Room. For the last several years we have been preparing for a renovation and remodel to create a Wilderness Community Game Room. Well, the wait is over! Out with locked doors to dusty unused rooms used for storage. In with bright, airy, refreshingly transparent spaces to be used by all. The game room includes a poker table, pool table, foosball table, air hockey, dart board and a back patio. Please partner with us in our efforts to keep the Wildie Game Room in tip top shape. Reasonable Game Room rules have been posted and must be observed by Owners / Tenants and their guests.
Patio. Did you know there was a covered back patio? Was it an afterthought or smart planning for the future? We believe it was the latter. However, over the years, freeze and thaw seasons have taken their toll on the concrete. The patio was replaced and now offers an extension to the Game Room. It provides a wonderful covered space for friends and family to relax and chat.
Great News! Rentals now include exclusive access to the Great Room, Theatre Room and Game Room.

Calling All Volunteers! We are looking for a few good men and women to assist in keeping our clubhouse beautiful. The remodel and paint projects have given the clubhouse a clean slate and increased rental activity. As a result, we have created a thorough but straight forward Clubhouse Rental Inspection Checklist and it is now part of the rental agreement. The checklist was put in place to protect the renter and for the protection of the interests of all homeowners of the Wilderness West Master Association Clubhouse.
As a volunteer, you will complete the post event inspection checklist. The post event inspection usually occurs the day after the rental and takes 15 to 20 minutes tops. Please contact Blaine or her assistant, Sharla for more information and to add your name to the volunteer list.
Did You Know? Realtors love your clubhouse! Per a recent seller’s agent, the clubhouse increases community desirability and home value. The seller’s agent scheduled an appointment and used their professional photographer to take pictures of the renovated clubhouse. The clubhouse photos were posted as part of the home listing. The homeowner reported that they got full asking price and credited the beautiful, amenity filled clubhouse as being a major selling benefit.
Per the property manager, a potential new homeowner visited the clubhouse and reported that they were very impressed with the amenities. They advised they would likely buy into the community due to the added benefit of the clubhouse.
As a current homeowner, you may have noticed that our community has become very desirable. Your individual HOA boards work very hard to ensure the buildings, grounds and amenities are maintained in top notch condition. Likewise, the Wilderness Clubhouse HOA board (separate from the individual community boards) strives to provide an outstanding facility with clean, safe and updated amenities.
As information: If you are considering listing your home for sale, your agent is welcome to show the clubhouse along with your home. If you fail to include the added benefit of the clubhouse in your property package, you may be missing out on thousands of dollars added to your property value!
